Landlord safety rules
Northern Ireland landlords must have gas appliances checked every year by a Gas Safe registered engineer, give new tenants the record within 28 days and keep it for two years. Since 1 September 2024, rooms with a gas boiler, oil heater, stove or open fire need a carbon monoxide alarm. Source

What a Belfast gas service covers

The engineer opens the boiler, inspects and cleans the burner and heat exchanger, checks the combustion with a flue gas analyser and tests the safety devices and gas pressure. They should check the condensate pipe and trap, and the flue from end to end.

Water hardness in Belfast depends on the zone. NI Water's checker shows soft water in parts of east Belfast and moderately hard water in parts of north Belfast. If you're in a harder zone and have a combi, ask the engineer to look for signs of scale on the hot water side.

Landlords in Northern Ireland

One in five Belfast households rents privately. If your property has gas appliances, you must keep them maintained and have them checked every year by a Gas Safe registered engineer. Give new tenants a copy of the gas safety record within 28 days of the tenancy starting, and keep records for at least two years. The Health and Safety Executive for Northern Ireland can prosecute landlords who don't comply.

Since 1 September 2024, non-HMO rented homes need a carbon monoxide alarm in rooms with a gas boiler, oil heater, stove or open fire. Ask the engineer to check the alarm while they're there.

Housing Executive and housing association homes

If you rent from the Housing Executive or a housing association, your landlord arranges the annual gas check. You need to give access. Missed appointments can lead to the gas being capped until a check is done.

Victorian and Edwardian red-brick terraces

In the Holylands, Ormeau and east Belfast terraces, boilers often sit in a back kitchen or return. Make sure the engineer can see the flue terminal in the yard.

Suburban semis

Some semis have switched from oil to gas over the years. If the old oil tank is still there, ask whether it has been properly decommissioned.

Apartments in the city centre and riverside

Flats around the Cathedral Quarter and the Lagan often have a combi in a cupboard with a concealed flue. Find the inspection hatches before the visit.
