Landlords and HMOs

If you let a home, a Gas Safe registered engineer must check every gas appliance and flue every 12 months. Give existing tenants the record within 28 days and new tenants before they move in, and keep it for two years.

In a converted house split into flats, each flat may have its own boiler, meter and flue route. Book them on the same day if you can, and make sure the engineer can reach every flue terminal, including those at the back of the building or over a shared roof.

A gas safety check isn't a full service. Ask for both if you want the boiler cleaned and adjusted as well as certified.

What gets checked

The engineer removes the casing, checks and cleans the burner and heat exchanger, analyses the flue gases, and tests the gas pressure and safety devices. They should clear the condensate trap and check the flue joints along their full length.

Because Plymouth's water is soft, scale is rarely the issue. The parts that need attention are seals, the fan and the condensate system.
