Oil boiler service in Belfast
Oil heats one in five Belfast homes. Book a yearly service from an OFTEC registered technician who covers your area.
Oil is a mainstream fuel in Belfast, not a rural oddity. The 2021 Census counted 30,190 Belfast households heating with oil only, 20.2% of the city. The share was highest in Hillfoot (41.6%), Finaghy (35.4%) and Gilnahirk (33.3%), but even in the city centre more than 8% of homes used oil.

- Landlord safety rules
- Northern Ireland landlords must have gas appliances checked every year by a Gas Safe registered engineer, give new tenants the record within 28 days and keep it for two years. Since 1 September 2024, rooms with a gas boiler, oil heater, stove or open fire need a carbon monoxide alarm. Source

The service
An OFTEC registered technician cleans the burner, combustion chamber and heat exchanger, fits a new nozzle and filter, checks the electrodes, pump pressure and photocell, and tests combustion with an analyser. They should check the flue, the fire valve and the supply pipe from the tank.
Ask for an OFTEC service record and keep it for insurance and resale.
Before the visit
Make sure there's enough oil in the tank for the technician to fire and test the boiler. Clear access to the boiler and the tank, and tell them if the boiler has been noisy, smoky or locking out. External boilers need clear space around the casing so it can be opened.
Tank checks
Look over your tank regularly for cracks, bulges, rust or weeping joints. Oil leaks can contaminate ground and drains, and clean-up can be costly. Ask the technician to inspect the tank, base and pipework during the service.
Oil theft is a concern in some areas. A lockable cap and a tank monitor that alerts you to sudden drops can help.
Landlords
Since 1 September 2024, rented homes need a carbon monoxide alarm in rooms with an oil heater or boiler. Gas safety records apply only to gas appliances, but servicing oil boilers yearly is still good practice.
Thinking of switching?
If gas is available on your street, Phoenix Energy can tell you whether your home can connect. Converting means a new gas boiler and the oil tank removed. Compare with our heating oil prices guide before you decide.
