Ventilation installation in Manchester

Extractor fans, positive input ventilation and heat recovery systems. Describe the problem and we pass it to ventilation installers who cover Manchester.

A wet climate and a high share of small rented homes make ventilation one of the most useful upgrades in Manchester. Cooking, showers and drying clothes indoors put litres of water into the air every day, and if it can't escape it ends up on cold walls and window frames.

The right fix depends on the building. A terrace kitchen may need only a better extractor; a sealed modern flat may need whole-house ventilation.

Flats and apartments
About 34.6% of Manchester households live in a flat: 28.1% in purpose-built blocks, 3.9% in converted or shared houses and the rest in converted buildings or above shops. Only 5.4% live in a detached house. Source
Local grant
The Greater Manchester Combined Authority runs the Warm Homes: Local Grant across all ten boroughs, in selected low-income areas only. Owner-occupiers can get up to £30,000 at full cost for insulation and low-carbon heating; gas and oil boilers are not funded. Source
Heat record
The Met Office's red extreme heat warning of July 2022 reached as far north as Manchester. The North West record was set at Nantwich, Cheshire: 38.4°C on 19 July 2022. Source
Damp rules for social tenants
Since 27 October 2025, Awaab's Law requires social landlords in England to investigate significant damp and mould hazards within 10 working days and deal with emergency hazards within 24 hours. Source

Three common options

Extractor fans in the kitchen and bathroom remove moisture at source. Look for a humidistat model that runs on automatically after a shower.

Positive input ventilation (PIV) pushes filtered air from the loft into the landing, gently pressurising the house so damp air leaves through trickle vents. It suits two-storey houses with a loft.

Mechanical ventilation with heat recovery (MVHR) supplies and extracts air in every room, keeping most of the heat. It is best fitted during a major renovation or in airtight new builds.

Ventilation for hot flats

Some city-centre flats overheat because windows only open a few centimetres. If your block has MVHR, check that the summer bypass is working, since a stuck bypass keeps warming incoming air in July.

Tenants and social housing

Almost three in ten Manchester households rent from a council or housing association. Under Awaab's Law, social landlords must investigate significant damp and mould hazards within 10 working days, and that often leads to new fans or PIV units.

Manchester homes and what they need

Victorian red-brick terraces

Rear kitchen extensions in terraces often have no extraction at all. A ducted fan through the outside wall is usually a half-day job.

Interwar semis in the southern suburbs

PIV works well in semis with a loft. One unit in the loft hatch area can dry out a house prone to bedroom condensation.

City-centre apartments and mill conversions

Flats without a loft can use a wall-mounted PIV or single-room heat recovery fans. Check lease terms before cutting new holes in external walls.

Areas covered

Engineers who cover Manchester work across areas including Didsbury, Chorlton, Withington, Levenshulme, Fallowfield, Ancoats, Prestwich, Stretford, Sale and Wythenshawe.

Questions people in Manchester ask

Will a PIV unit make my house cold?

Most units have a small heater that tempers the incoming air in winter. The airflow is gentle, so most people don't notice a draught.

Do new extractor fans need Building Regulations sign-off?

A replacement fan in the same spot usually doesn't. New ducting through an outside wall or a new fan in a kitchen should meet Part F airflow rates, so ask the installer to confirm the extraction rate in litres per second.
