Permission comes first in a flat

A split system needs an outdoor condenser. In most apartment blocks the external walls and balconies belong to the freeholder, so you need written consent before anything is fixed outside. Many leases forbid it outright.

If you rent, the landlord must agree to the work. Portable units that vent through a window need no consent but are noisy and far less efficient.

Try passive cooling as well

External shading, reflective film on large west-facing windows and night-time purge ventilation can take several degrees off a hot flat. Those steps cost less to run and pair well with a smaller AC unit.

Who can fit it

Anyone handling refrigerant must hold F-Gas certification. Ask the installer for their certificate number, and for the commissioning sheet once the system is running.

Many split units also heat. As an air-to-air heat pump, a whole-home system may qualify for the £2,500 Boiler Upgrade Scheme grant when fitted by an MCS installer and replacing fossil fuel heating.
