Combi, system or regular?

A combi heats water on demand and frees up the airing cupboard. It suits flats and two or three bedroom houses with one bathroom. A system boiler with an unvented cylinder suits busier homes with two bathrooms, and keeps a cylinder in place if you might add a heat pump later.

Ask the installer to measure the mains flow rate at the kitchen tap. A combi can only deliver what the pipe supplies.

Soft water and what installers should still fit

Birmingham's water is mostly moderately soft, so the scale reducers that installers in hard water areas push hard matter less here. A magnetic filter on the return pipe and fresh inhibitor in the system still matter, because they deal with the iron sludge that wrecks heat exchangers whatever the water.

A power flush or chemical clean before the new boiler goes on is worth asking about if your radiators are cold at the bottom.

Paperwork to keep

The installer registers the job with Gas Safe, and a Building Regulations certificate follows from your council. You need it when you sell. Register the warranty with the manufacturer too, since many only offer the longer warranty when you do.

Victorian and Edwardian red brick terraces

Boilers in these terraces often hang in a back-kitchen corner. Keeping it there is cheapest; moving it to the loft or cellar adds gas pipe, a new flue route and a longer condensate run.

Interwar semis in the outer suburbs

Replacing an old regular boiler with a combi clears the loft tanks and the cylinder. If a heat pump might follow, keep the cylinder space and choose a system boiler instead.

Tower blocks and city-centre apartments

Some high-rise blocks have no gas supply at all, so check your lease and the building's rules before choosing a gas boiler. Leaseholders also need the freeholder's consent for a new flue through an outside wall.
