Combi, system or regular
Because a combi heats water only when a tap opens, a Leeds terrace gains back its airing cupboard. It suits a terrace or flat with one bathroom. A family semi with two bathrooms in use at once may be better with a system boiler and a cylinder, so two showers don't fight for flow.
Before you decide, check your mains flow. Some older Leeds streets have narrow supply pipes, and a combi can only deliver what the main gives it. Any installer worth booking will measure it.
Flues on tight Leeds streets
Back-to-backs and narrow terraces leave little room for the flue. It has to sit a set distance from windows, doors and the boundary, and in a yard only a metre or two wide that can force the boiler to move. Plume management kits can redirect the vapour, but some sites still need a vertical flue through the roof.
Ask each installer to mark the flue position on the quote so you can compare like with like.
Scale protection where it counts
Water across most of Leeds is only slightly hard, but the Garforth, Rothwell and Kippax zone is rated hard. If you live there, ask for scale protection on the cold feed to a combi. Everywhere else, a magnetic system filter matters more.
Gas or a heat pump?
The Boiler Upgrade Scheme pays £7,500 towards an air source heat pump, which narrows the price gap. A well-insulated semi with a garden is a fair candidate. A back-to-back with no outside space usually isn't. Our new boiler cost guide and heat pump cost guide give typical prices side by side.
New boilers in Leeds homes
Victorian terraces and back-to-backs
If the old boiler sits in the cellar, moving it to the kitchen or attic means a new flue and gas run. Get that priced separately so you can see what the move adds.
1930s semis
A swap from a regular boiler with tanks in the loft to a combi frees up space, but check the mains pressure first. Two bathrooms usually point to a system boiler.
City-centre flats
Many newer flats have electric heating or a communal system rather than a gas boiler. If yours does have one, the flue route through the block is fixed, so stick to a model that fits it.
Areas covered
Engineers who cover Leeds work across areas including Headingley, Roundhay, Horsforth, Chapel Allerton, Morley, Pudsey, Garforth, Rothwell, Otley and Wetherby.
