Choosing the type

An Oxford combi makes hot water as you need it, so the airing cupboard can go to other uses. It suits one-bathroom terraces and flats. If two showers run at once, a combi struggles unless the mains pressure and flow are strong.

A system boiler with an unvented cylinder suits a semi with two bathrooms or a busy shared house. It also keeps the door open to a heat pump later, because you already have a cylinder space.

Ask the installer to measure flow at the kitchen tap before recommending a combi. Pressure alone does not tell you enough.

Protecting it from scale

Building Regulations guidance asks for scale protection on a new combi in hard water areas, and Thames Water classes its whole supply as hard. Expect a scale reducer on the cold main and a magnetic filter on the heating return. Both should be listed on the quote.

Before signing

Check the quote names the boiler model, the flue route, any condensate pipe changes and who registers the job with Gas Safe for Building Regulations sign-off. Warranty length often depends on using the maker's accredited installer, so ask.

Supplier-funded schemes are winding down. The Great British Insulation Scheme ended on 31 March 2026 and ECO4 closes at the end of 2026, so do not count on a free replacement boiler from those routes.
