Boiler repair in Manchester

Boiler dead, radiators cold or a code flashing at you? Tell us what's happening and we pass it to Gas Safe registered engineers covering your Manchester postcode.

Most breakdowns in Manchester homes come down to a handful of causes: low system pressure, a frozen condensate pipe in a cold snap, a failed diverter valve or a pump seized by sludge. A good engineer can usually tell which from the fault code and a few questions, so note the code before you ring.

Gas work must be done by a Gas Safe registered engineer. Ask to see the ID card and check that it lists the appliance type they are working on.

Manchester at a glance

Renting
Only 37.2% of Manchester households own their home. 32.3% rent privately and 29.5% rent from a council or housing association. Source
Water hardness
Soft. United Utilities says most of its water comes from upland reservoirs and the majority of supply in the North West is soft or very soft. It does not artificially soften any supply. Source
Landlord gas checks
A Gas Safe registered engineer must check every gas appliance and flue in a rented home every 12 months. Tenants get a copy and the landlord keeps the record for 2 years. Source

Quick checks first

Look at the pressure gauge. A sealed system usually sits between 1 and 1.5 bar when cold; below that, the boiler may lock out. Our boiler pressure guide shows how to top it up using the filling loop.

If the boiler shows a flame or ignition fault after a frost, follow the plastic condensate pipe outside. Pouring warm, not boiling, water over a frozen section often clears it, then press reset.

Renting? The landlord pays

With more than six in ten Manchester households renting, a lot of repair calls are really for the landlord or housing provider. Report the fault in writing and keep the message.

Social landlords now work to Awaab's Law timescales for emergency hazards, which can include a loss of heating for a vulnerable household. Private landlords have a duty to keep the heating and hot water in working order.

Repair or replace

If the boiler is over 12 years old and the quote involves the heat exchanger or main board, ask for a replacement price too. Our new boiler cost guide gives national ranges to compare against.

Manchester homes and what they need

Victorian red-brick terraces

Long pipe runs and old radiators in a terrace collect magnetite, which wears out pumps and blocks plate heat exchangers. If the same fault keeps returning, ask about a system clean and a magnetic filter.

Interwar semis in the southern suburbs

Semis with a cylinder and a separate pump often fail at the motorised valve rather than the boiler. Heating working but no hot water, or the reverse, points that way.

City-centre apartments and mill conversions

In a block, a fault may sit in shared plant rather than your flat. If you are on a communal system, call the building's managing agent before booking an engineer.

Areas covered

Engineers who cover Manchester work across areas including Didsbury, Chorlton, Withington, Levenshulme, Fallowfield, Ancoats, Prestwich, Stretford, Sale and Wythenshawe.

Questions people in Manchester ask

Is a smell of gas a boiler repair?

No. Leave the property, don't use switches and call the National Gas Emergency Service on 0800 111 999 straight away. Book a repair only after the supply has been made safe.

Why does my boiler lose pressure every few weeks?

Usually a small leak on a radiator valve or a failing pressure relief valve. Check under radiators and the copper pipe that exits the wall near the boiler for drips.
