Boiler service in Aberdeen
A yearly check keeps your boiler safe through a long north east winter. We pass your request to Gas Safe registered engineers who work in your part of the city.
Aberdeen's heating season runs long, and most homes lean on a gas boiler to get through it: 78.4% of households in the city use mains gas central heating, according to Scotland's Census 2022. A boiler that runs hard from October to April wears its fan, pump and seals faster than one in a milder part of the UK.
The good news is the water. Scottish Water's 2025 test results for the zone serving central Aberdeen show very little dissolved mineral, so limescale is far less of a worry than in southern England. That shifts the focus of a service onto combustion, seals, the condensate and the flue.
Aberdeen at a glance
- Water hardness
- Soft. The Drinking Water Quality Regulator says most Scottish tap water is soft. Scottish Water's 2025 results for the Mannofield East zone, which serves central Aberdeen, show a mean conductivity of 106 µS/cm, a low level of dissolved minerals. Source
- Private renting
- 19.4% of Aberdeen City households rent from a private landlord or letting agency, against 12.4% across Scotland. Another 22.4% rent from the council or a housing association. Source
The checks that matter in Aberdeen
Expect the engineer to analyse the flue gases, inspect the burner and heat exchanger, check gas pressure and test the safety devices. Ask them to look closely at the condensate pipe if it runs outside. Frozen condensate pipes are one of the commonest reasons a condensing boiler locks out in a cold snap, and lagging or rerouting it is a quick fix.
Because soft water carries little scale, any sludge in a sealed system usually comes from corrosion instead. A magnetic filter on the return pipe, cleaned at each service, catches it before it blocks the heat exchanger.
Landlords in Aberdeen
Almost one in five Aberdeen households rents privately, well above the Scottish rate of 12.4%. Under the Gas Safety (Installation and Use) Regulations, which apply across Great Britain, you must have every gas appliance and flue checked by a Gas Safe engineer every 12 months and give tenants a copy of the record.
Scottish law adds one more duty for all homes: a carbon monoxide detector wherever there is a carbon-fuelled appliance such as a boiler. Ask the engineer to test it while they are there.
Servicing across Aberdeen's housing
Granite tenement flats
Boilers in Rosemount and Ferryhill tenements often sit in a kitchen press with the flue running through a thick granite wall. Clear the cupboard and make sure the engineer can see the terminal outside, from a window if need be.
Postwar and later suburban semis
Many semis in Kincorth and Bridge of Don have a combi in the kitchen or a system boiler with a cylinder upstairs. If you have a cylinder, ask for the immersion and cylinder thermostat to be checked too.
Granite villas and larger detached houses
Big houses in Cults and Bieldside may run two heating zones or an older floor-standing boiler. Older models need more time on the bench, so mention the make and age when you book.
Areas covered
Engineers who cover Aberdeen work across areas including Rosemount, Old Aberdeen, Torry, Ferryhill, Cults, Bieldside, Dyce, Bridge of Don, Kincorth and Westhill.
Questions people in Aberdeen ask
Is a scale reducer worth it with Aberdeen water?
Usually not. With soft water there is little calcium to remove, so a scale reducer adds cost without much benefit. Spend the money on a magnetic filter and fresh inhibitor instead.
How long does a service take?
Most take under an hour for a standard combi. Our boiler service guide lists what should be on the checklist.
