Letting a flat in Edinburgh

The Gas Safety (Installation and Use) Regulations apply in Scotland as in England. Every gas appliance and flue in a let property needs checking by a Gas Safe engineer every 12 months, and the tenant must get a copy of the record. Keep your own copy as well.

Scottish law also requires a carbon monoxide detector in any room with a carbon-fuelled appliance, plus interlinked smoke and heat alarms. Ask the engineer to test the CO detector during the visit and note its expiry date.

A gas safety check confirms the boiler is safe; it does not clean or adjust it. Many landlords book both together to save a second visit.

Inside the service

The engineer opens the boiler, inspects and cleans the burner and heat exchanger, analyses the flue gases, checks gas pressure and tests the safety controls. In a tenement, they also need to see where the flue comes out, which may be into a back green or up through the roof.

Edinburgh's water is soft, according to Scottish Water's results for the zone serving the city centre, so heavy limescale is unusual. Corrosion sludge in older radiator systems is the more likely issue, and a filter on the return pipe helps.

Boilers are often squeezed into a kitchen cupboard or a hall press. Clear the space, and if the flue runs through a neighbour's property or a shared wall, tell the engineer when you book.

Interwar and postwar suburban semis

Many in Corstorphine and Liberton still have a regular boiler with tanks in the loft. Ask for the cold water tank and the cylinder controls to be checked too.

Georgian and Victorian main-door flats and townhouses

Larger New Town and Stockbridge homes may have a boiler in a basement or vault. Make sure it is well lit and the engineer can reach the flue route.
