Glasgow's tap water is very soft. Scottish Water's 2025 results for the Milngavie M3 zone, which supplies the city centre, show a mean conductivity of 55 µS/cm, lower than the zones serving Edinburgh, Dundee or Aberdeen. Limescale in a combi's heat exchanger is rarely the problem here.
What engineers see instead is black sludge from corroding radiators in older systems. A magnetic filter, cleaned at each service, and the right level of inhibitor keep it under control.
What the visit covers
The engineer removes the casing, inspects the burner, heat exchanger and seals, analyses the flue gas, checks gas pressure and tests the safety devices. They should also check the condensate trap and pipe, and inspect the flue terminal outside.
Rented homes
