Gas safety record or full service?

They are different jobs. The gas safety check required by HSE confirms each appliance and flue is safe to use. A service goes further: the engineer strips and cleans the burner, checks the heat exchanger, tests combustion with a flue gas analyser and replaces worn seals.

Landlords can ask for both on one visit, which saves a second trip to a flat at the top of a shared staircase. Tenants should get the safety record within 28 days of the check.

Chalk water and your combi

Southern Water says most of its supply is hard, because it is drawn from chalk aquifers under the Downs. Scale builds fastest wherever water is heated, so in a combi the plate heat exchanger takes the brunt.

Ask the engineer to look at hot water temperature and flow as part of the service. A combi that struggles to hold a steady shower temperature is often scaling up, and catching it early can mean a descale rather than a new part.

Converted houses often have the boiler in a kitchen cupboard with the flue running out through a rear wall several floors up. Tell the engineer which floor you are on and whether the terminal can be seen from inside, since they need to check it.

In Hanover and similar steep streets, parking near the door is rare. Give the engineer a note on where they can stop, and clear the route to a loft boiler if yours was moved up there.

Older semis in Patcham and Hollingbury may still run a regular boiler with a cylinder and cold water tank in the loft. Ask for the tank and cylinder controls to be looked at while the engineer is there.
