Scale checks to ask for
Ask the engineer to look at the hot water performance as well as the heating. On a combi, that means checking the flow temperature at a tap and the condition of the plate heat exchanger if it shows signs of scaling.
If a scale reducer is fitted on the incoming main, ask whether it needs a new cartridge. Some types need replacing every year or two, and an exhausted one gives no protection at all.
On a system with a hot water cylinder, scale gathers on the immersion heater and the cylinder coil. The engineer can tell you if the cylinder is losing efficiency.
Landlords and student lets
Almost a third of Cambridge households rent privately, many in shared houses near the colleges and hospitals. Landlords must have every gas appliance and flue checked each year by a Gas Safe engineer, give tenants a copy within 28 days and keep the record for two years.
Book a full service at the same visit. The safety check proves the appliances are safe but does not clean or maintain the boiler.
