What the engineer looks at
A proper service means the case comes off. Expect a flue gas reading, checks on the burner, seals, gas pressure and safety devices, and a look at the condensate pipe where it leaves the house.

Many still have a regular boiler, a cylinder and a cold water tank in the loft. Ask for the cylinder thermostat and zone valves to be tested while the engineer is there.
Victorian terraces inside the ring road
Boilers in these houses often sit in a back kitchen with the flue onto a narrow side passage. Clear the passage so the engineer can see the terminal and check it's not too close to a neighbour's window.
Bungalows on the city edge
A bungalow boiler is sometimes in the loft or a garage. Make sure the loft hatch, ladder and lighting are safe, and in a garage keep stored paint and fuel well away from the boiler.
