Cardiff's tap water is harder than most of Wales. Welsh Water's own checker puts the city's main supply zones, from Cathays and Canton to Llanishen and Llandaff, in its moderately hard band, while Swansea and much of the west are soft.

On the day
The engineer removes the case, cleans or inspects the burner and main heat exchanger, runs a flue gas analysis and checks gas pressure, the safety cut-outs and the condensate trap. Most Cardiff semis and terraces have a fanned flue on an outside wall, so they will also look at the terminal and its clearance from windows and doors.
Have the boiler's benchmark logbook ready. Manufacturers usually tie the warranty to a yearly service recorded in it.
Letting a home in Cardiff
Almost a quarter of Cardiff households rented privately at the 2021 Census. The gas safety check rules for landlords are the same in Wales as in England: a Gas Safe engineer must check each gas appliance and flue every 12 months, and the record goes to the tenant and stays on file for two years.
Wales adds its own layer. Under the Renting Homes (Wales) Act your tenants are contract-holders, and you must keep a working carbon monoxide alarm in any room with a gas appliance you supplied. A Cardiff landlord can ask the Gas Safe engineer to press the test button on that alarm during the yearly visit.
A safety check only confirms the appliance is safe on the day. If you want the boiler cleaned and adjusted too, book a full service at the same visit.

Victorian bay-fronted terraces
In Roath and Splott the boiler often sits in a back kitchen or a converted outrigger, sometimes with the flue rising through a flat roof. Make sure there is safe access to the terminal or the engineer may not be able to finish the flue check.
Interwar and post-war semis in the northern suburbs
Rhiwbina and Whitchurch semis often still have a regular boiler, a cylinder and a loft tank. Ask for the cylinder thermostat and the feed and expansion tank to be looked at, since both get forgotten.
Modern apartments around Cardiff Bay and the centre
Some newer blocks use electric heating or a communal system rather than a gas boiler in each flat. Check what you have before booking, because a heat interface unit needs a different kind of visit.
