Landlords: the 12-month rule
HSE requires a Gas Safe engineer to check every gas appliance and flue in a let property at least once every 12 months. You give the record to existing tenants within 28 days of the check and to new tenants before they move in, then keep it for two years.
A landlord gas safety record proves the appliances are safe on the day. It is not a strip-down service, so if you want the boiler cleaned and its parts checked, ask the engineer to do both while they are there.
Soft water changes the focus
United Utilities says most North West water is soft or very soft, because it comes from upland reservoirs rather than chalk or limestone. Manchester combis therefore suffer far less limescale than boilers in the south and east of England.
The bigger enemy here is sludge. Black iron oxide builds up in older radiator circuits, clogs the magnetic filter and starves the heat exchanger. Ask the engineer to clean the filter on every visit and to tell you if the system water looks dark.
Booking ahead of the cold
Engineers fill up from October. A service in late spring or summer is easier to book, and any part the engineer has to order can arrive before you need the heating.

Victorian red-brick terraces
Terraces in Levenshulme, Withington and Moss Side often have the combi in a back bedroom or the kitchen, with the flue on the rear wall. Clear a path to it and make sure the engineer can see the flue terminal from the yard.
Interwar semis in the southern suburbs
Older semis in Didsbury, Chorlton and Burnage may still run a regular boiler with a cylinder upstairs. Ask for the cylinder thermostat and zone valves to be checked along with the boiler.
City-centre apartments and mill conversions
Many city-centre flats have no gas at all, and the ones that do often vent through a long horizontal flue. Check with your building manager whether the engineer needs a fob or a booked loading bay.

Can a tenant book the service themselves?
You can, but the landlord is legally responsible for the gas safety check and should pay for it. Tell them in writing if the anniversary has passed with no visit.
