Boiler service in Preston

We pass your service request to Gas Safe registered engineers covering Preston, Fulwood, Penwortham and the villages around the city.

More than one in five Preston households rents privately, a higher share than in Bolton or Warrington, and many of those lets are terraced houses near the city centre and the university shared by students or young workers. Each needs a landlord gas safety check every year.

For owners, the yearly service is about safety, efficiency and keeping the boiler warranty valid. Most manufacturers won't honour a claim without a service record.

Shared houses and HMOs

In an HMO every gas appliance must be on the safety record: the boiler, any gas hob and any gas fire. The landlord gives each tenant a copy within 28 days and keeps it for two years. You can book the check up to two months early without losing the anniversary date.

Student lets turn over each summer. Book the check before new tenants arrive so the record can be handed over at move-in.

What the engineer does

The casing comes off. The engineer checks and cleans the burner and heat exchanger, inspects seals, clears the condensate trap, runs a flue gas analysis and tests the safety devices and gas pressure.

Preston's water comes from United Utilities, mostly from upland reservoirs, and is soft. Scale build-up is less of a concern than in the south of England. The magnetic filter is the part to watch, as it collects corrosion debris from older radiators.

Preston homes and what they need

Red-brick terraces from the mill era

Terraces around Deepdale, Plungington and Ashton often have the combi in the kitchen with a rear flue. Clear the cupboard and make sure the back yard is accessible.

Suburban semis in Fulwood, Ashton and Penwortham

Some semis still have a regular boiler with a cylinder. Ask the engineer to check the cylinder thermostat and valves too.

Modern estates on the north-west edge

Homes in Cottam and Ingol built in the last 20 years may still have a manufacturer's warranty. Keep every service logged to protect it.

Areas covered

Engineers who cover Preston work across areas including Fulwood, Ashton-on-Ribble, Deepdale, Penwortham, Ribbleton, Ingol, Cottam, Broughton, Walton-le-Dale and Lostock Hall.

Questions people in Preston ask

Is a gas safety record the same as a boiler service?

No. The safety record shows appliances were safe when checked; a service cleans and maintains the boiler. Many engineers do both in one visit.

My student house has an electric shower and a combi. What gets checked?

The combi and any other gas appliances. Electrical items are covered by the separate electrical safety inspection landlords must arrange every five years.

When should Preston owners book a service?

Any time between April and September is easiest. Engineers have more free slots, and if a part is needed it can arrive before you rely on the heating.
