Does Newcastle's water cause scale?
Less than in much of England. Northumbrian Water's 2025 figures put the Fenham and Gosforth Park zone at an average of 108 mg/l of calcium carbonate, which it calls moderately soft to moderately hard. Byker and Wallsend came in a little lower at 103 mg/l.
That doesn't mean zero scale. Supply is blended from several treatment works, so hardness moves around through the year, and a combi still collects deposits on its hot water heat exchanger over a decade. Ask the engineer to note hot water flow rate on each visit so you can see if it starts falling.
Landlords in Jesmond and Heaton
Student lets and Tyneside flat conversions are common in these streets. The HSE requires a Gas Safe engineer to check every gas appliance and flue each year, with a copy to existing tenants within 28 days and to new tenants before they move in.
A gas safety record proves the boiler is safe on the day. It isn't a service. If you want the burner cleaned, seals checked and combustion set up properly, book both jobs on one visit and ask for each to be written up separately.
Changeover dates for student houses often fall in summer. Booking the check before new tenants arrive saves chasing access during term.
Council and housing association tenants
One in five Newcastle households rents straight from the council. If that's you, your landlord arranges the annual check and you don't pay for it. Report any missed visit through the council's repairs line and keep a note of the date.

Many semis in Kenton, Fenham and Westerhope still run a regular boiler with a cylinder upstairs. Ask for the pump, motorised valve and cylinder stat to be looked at, since these wear out sooner than the boiler itself.
Newer estates on the city edge
Homes built in the last 15 years usually have a condensing combi still under its first warranty. Check the registration paperwork for the service interval, because missing a year can void the cover.
