Boiler service in Sunderland

A yearly service is the time to catch scale, worn parts and flue problems. We pass your request to Gas Safe registered engineers who cover your Sunderland postcode.

Sunderland's tap water is not the same across the city. Part of the supply comes from boreholes in the magnesian limestone, and Northumbrian Water's Sunderland City zone averaged 222 mg/l of calcium carbonate in 2025, rising to 308 mg/l at times. The Ryhope zone averaged 306 mg/l. Washington, fed from reservoirs, averaged 67 mg/l.

So two boilers a few miles apart can age very differently. If you live in the harder zones, the yearly service is your best chance to spot scale before it costs you a heat exchanger.

Sunderland at a glance

Water hardness
Varies sharply by street. Northumbrian Water's Sunderland City zone, part fed by groundwater, averaged 222 mg/l of calcium carbonate in 2025 and peaked at 308 mg/l. The Ryhope zone averaged 306 mg/l (hard to very hard), while the Washington zone averaged just 67 mg/l. Source
Tenure
31.4% of Sunderland households owned outright in 2021. 26.6% rented from a social landlord, most of them (15.4% of all households) from a housing association rather than the council, and 14.8% rented privately. Source
Landlord gas checks
Every gas appliance and flue in a rented home must be safety checked by a Gas Safe registered engineer each year, with the record kept for 2 years. Source

Scale: what the engineer should look for

In a combi, cold mains water passes straight through a plate heat exchanger to make hot water. Hard water leaves scale on those plates. Signs include hot water that swings between hot and cold, a kettling noise and weaker flow at the taps.

Ask the engineer to check whether a scale reducer is fitted on the cold feed and whether it's still working. Some types need their cartridge changed. Write the hot water flow rate in the service record each year so you can see if it falls.

Find your zone

Enter your postcode on Northumbrian Water's check your area page to get your zone's water quality report. It gives average, highest and lowest hardness. Tell your engineer the figure, as it changes the advice on scale protection.

Landlords and tenants

Around 41% of Sunderland households rent, most from a housing association. Landlords must have a Gas Safe engineer check every gas appliance and flue each year and give tenants a copy. A safety check isn't a full service, so ask for both if you want the boiler maintained.

If you rent from a housing association, it books the visit. Your job is to give access on the day.

Sunderland homes and what they need

Single-storey cottages and two-storey terraces

The single-storey Sunderland cottages in areas like Millfield and Hendon often have the boiler in the kitchen or a back extension. Low ceilings and short flues are common, so make sure the flue terminal outside is clear of plants and bins.

Interwar and post-war semis

If there's still a cylinder in the airing cupboard, hard water can scale up the immersion heater too. Ask for the cylinder and its controls to be looked at alongside the boiler.

Newer estate homes

Doxford Park and similar estates often have combis fitted when built. Check the warranty booklet, since most makers want a yearly service logged to keep cover.

Areas covered

Engineers who cover Sunderland work across areas including Roker, Seaburn, Fulwell, Ashbrooke, Millfield, Hendon, Southwick, Doxford Park, Washington and Houghton-le-Spring.

Questions people in Sunderland ask

Does hard water mean I should service more often?

Once a year is still normal. In a very hard zone, make sure the service includes a proper look at hot water performance, and ask about a scale reducer if there isn't one.

What does a service involve?

Our boiler service guide lists the checks, from flue gas analysis to the condensate trap.
