Shared houses and the HMO licence
Oxford City Council licenses houses in multiple occupation across the whole city, including smaller ones with three or four tenants that national rules would not catch. A fresh five-year designation begins on 25 June 2026. Gas safety is among the licence conditions, so a missed annual check can put the licence itself at risk.
The HSE rules apply on top. Every gas appliance and flue must be checked by a Gas Safe engineer every 12 months, tenants must get a copy, and the record must be kept for two years.
Certificate or full service?
A gas safety check confirms the boiler, hob and any gas fire are safe to use. It does not include stripping and cleaning the boiler. Ask the engineer to do both on one visit; it costs less than two call-outs and keeps the warranty log up to date.
In a busy shared house, agree a date with all the tenants in advance. HSE lets landlords book the check up to two months before the deadline without losing the original renewal date.
Limescale in Oxford water
Thames Water supplies Oxford and classes all the water in its region as hard. On a combi, scale builds up on the plate heat exchanger that heats your tap water, so a weak or fluctuating shower is often the first sign. Mention it when you book so the engineer can check that part closely.
