Boiler servicing in Reading
An annual service keeps your boiler safe, efficient and under warranty. We pass your request to Gas Safe registered engineers covering your RG postcode.
Reading sits on Thames Water's supply, and Thames Water puts all of its water in the hard or very hard band. Every year a boiler heats that water, more scale settles inside it, so the annual service is the moment to catch the early signs.
Close to a third of Reading households rent privately, more than in many larger cities. For those homes, the yearly gas safety check is a legal duty on the landlord rather than a choice.
Reading at a glance
- Water hardness
- Thames Water, which supplies Reading, classes all of its water as hard (200 to 300 mg/l of calcium carbonate) or very hard (over 300 mg/l). Source
- Private renting
- 31.9% of Reading households (21,623) rented privately in 2021, and 16.1% socially. Source
- Landlord gas checks
- Landlords must have every gas appliance and flue checked by a Gas Safe registered engineer every 12 months. Source
Signs of scale an engineer looks for
On a combi, hot water that fluctuates, takes longer to arrive or never gets fully hot points to scale on the plate heat exchanger. A kettling or banging noise from the boiler is another sign.
On a regular or system boiler, the cylinder's heating coil scales up and hot water recovery slows down. Mention any of these when you book so the engineer can look for them.
The landlord's yearly check
Every gas appliance and flue in a rented home must be checked each year by a Gas Safe registered engineer, and the tenant must get a copy of the record. In Reading's shared houses near the university and the town centre, that includes gas hobs in shared kitchens.
The safety check doesn't include cleaning or maintenance. If you want the boiler serviced as well, ask for both together.
A service visit, step by step
The engineer checks the gas supply, removes the case, inspects and cleans the burner and heat exchanger, checks seals and the condensate trap, analyses the flue gases and tests the safety devices. They then record the visit in the boiler's logbook, which most manufacturers require for the warranty.
Reading homes and what they need
Victorian brick terraces in the town's older streets
Red-brick terraces in Katesgrove, Newtown and around the Oxford Road often have the boiler in the back kitchen. Clear the cupboard and the route to the back door so the flue can be checked.
Interwar and post-war semis in the suburbs
Semis in Tilehurst, Caversham and Earley may still have a regular boiler and a cylinder. Ask for the cylinder thermostat and immersion heater to be checked for scale.
Estates and apartments built from the 1970s onwards
Newer flats often have the boiler in a hall cupboard with a long flue. Make sure any inspection hatches in the ceiling can be opened.
Areas covered
Engineers who cover Reading work across areas including Caversham, Tilehurst, Earley, Woodley, Whitley, Emmer Green, Lower Earley, Southcote, Calcot and Theale.
Questions people in Reading ask
Do I need a scale reducer on my combi in Reading?
Many manufacturers recommend one in hard water areas, and some require it for the warranty. Ask the engineer whether one is fitted and whether yours needs one.
How long before the deadline can a landlord book the check?
HSE allows it up to two months early while keeping the original anniversary date.
