New boiler installation in Edinburgh
Fixed quotes from Gas Safe registered installers covering Edinburgh, for a flat, a semi or a large townhouse.
Nearly two thirds of Edinburgh households live in flats, so most boiler replacements in the city are compact combis in kitchens and cupboards. The tricky part is rarely the boiler. It is the flue: where it can exit, whether the old route still meets the rules, and whether the building is listed or in a conservation area.
Edinburgh at a glance
- Homes that are flats
- 63.2% of Edinburgh households live in a flat, maisonette or apartment, against 34.4% across Scotland. Source
- How homes are heated
- 79.0% of Edinburgh households use mains gas central heating and 10.2% electric. 3.3% (about 7,900 homes) have no central heating, and oil heats just 0.2%. Source
- Age of homes
- Only 57% of Edinburgh dwellings were built after 1945, the joint lowest share in Scotland with Glasgow (72% nationally). Source
- Water hardness
- Soft. The Drinking Water Quality Regulator says most Scottish tap water is soft. Scottish Water's 2025 results for the Glencorse C zone, which serves central Edinburgh, show a mean conductivity of 85 µS/cm, a low level of dissolved minerals. Source
- Energy ratings
- 60% of homes in Edinburgh were rated EPC A, B or C (SAP 2012) in 2022 to 2024, so about 40% were D or below. The Scottish average was 55%. Source
Flues in historic buildings
If the new boiler can use the same flue position, the job is usually simple. A new flue terminal on the front of a building in a conservation area, or on any listed building, may need consent, so ask the installer to check with the City of Edinburgh Council planning team before work starts.
In tenements, a flue that discharges near a neighbour's window or into a narrow lightwell may not meet the current clearance rules, which can force a different route.
Choosing the type
A combi suits most flats with one bathroom. Houses with two or more bathrooms, or anyone thinking about a heat pump in future, may prefer a system boiler with a cylinder.
Soft water helps a combi keep its hot water performance, so a scale reducer is rarely necessary here. Spend the money on a magnetic filter and a full system clean instead.
Comparing quotes
Ask each installer for the boiler model, warranty length and exactly what is included. Our new boiler cost guide shows typical national prices. Edinburgh jobs can take longer because of access and parking, so expect that to show in the labour cost.
Edinburgh homes and what they need
Stone tenement flats
Older back boilers and gas fires still turn up in Edinburgh tenements. Removing one and capping the old flue properly is part of the job.
Interwar and postwar suburban semis
These homes are good candidates for a system boiler and cylinder that could later work with a heat pump.
Georgian and Victorian main-door flats and townhouses
High heat loss through tall windows and solid walls means a larger output. Ask for a proper heat loss calculation rather than a guess based on the old boiler.
Areas covered
Engineers who cover Edinburgh work across areas including Leith, Morningside, Marchmont, Bruntsfield, Stockbridge, Portobello, Corstorphine, Gorgie, Musselburgh and Dalkeith.
Questions people in Edinburgh ask
Do I need a building warrant for a new boiler?
A straight replacement is not normally treated as needing one, but the work must still meet Scottish building standards. A new flue route or a change of fuel can be different, so ask your installer.
Can my old boiler stay in the same cupboard?
Usually, if the new one fits and the flue position still meets the rules. Moving it adds cost for new pipework and possibly a new flue.
