Sizing it right
Combis are rated by hot water flow as much as heating output. A larger kW rating only helps if your incoming mains can supply enough water, so ask the installer to measure flow at the kitchen tap before recommending a model.
For the heating side, an oversized boiler cycles on and off and wastes gas. A heat loss estimate room by room is a sign of a careful installer.
Flues and flats
In apartment blocks the flue route is often the hardest part of the job. A flue terminal can't sit too close to a window, a balcony or a neighbour's opening, and some buildings ban new terminals on the front elevation. Get the building manager's consent before you accept a quote.
If your flat already runs on electric heating, as 18.3% of Manchester homes do, adding gas is rarely worth it. Look at a heat pump or modern storage heaters instead.
