Boiler installation in Norwich
Get fixed quotes from Gas Safe registered installers who fit boilers in Norwich, Hellesdon, Costessey and the surrounding villages.
Norwich is a city of terraces and flats. Nearly a third of households live in a terraced house and another 30% in a purpose-built block of flats, while only one in ten has a detached home. That mix shapes which boiler makes sense and where its flue can go.
Get three fixed quotes and compare them line by line. Our new boiler cost guide gives national figures you can check them against.
Norwich at a glance
- Water hardness
- Hard to very hard. Anglian Water, which supplies Norwich, says all the water in its region is classed as hard to very hard because it picks up chalk as it moves through the ground. Source

Which type for which home
In a one-bathroom terrace or flat, a combi is the usual choice. It takes hot water straight from the mains, so you lose the cylinder and the loft tank. Ask the installer to measure the flow at the kitchen tap first, because a combi can't give a better shower than the mains allows.
Homes with two bathrooms in use at once do better with a system boiler and an unvented cylinder. Keep the cylinder space if a heat pump is a possibility later.
Flues in historic streets
Norwich has 17 conservation areas and around 1,500 listed buildings. Swapping a boiler like for like rarely needs permission, but a new flue through a front wall of a listed house does. If yours is listed, ask the council before the installer drills.
Scale protection
Anglian Water's supply is hard to very hard everywhere it reaches. A scale reducer on the incoming main, a magnetic filter and fresh inhibitor protect the new heat exchanger, and many manufacturers expect them for the full warranty. Check each quote includes them.
Also check for a power flush or chemical clean of old radiators, removal of the old boiler, and registration with Gas Safe so you get a Building Regulations certificate.
Boiler choices in Norwich homes
Interwar and postwar semis
A three-bedroom semi with one bathroom suits a combi well, and freeing the airing cupboard gives useful storage. With an en suite added, think about a system boiler.
Victorian terraces inside the ring road
The boiler often sits on the back wall of a narrow kitchen extension. Keeping it there avoids new gas pipe runs through solid walls.
Bungalows on the city edge
Bungalows can have long pipe runs to the far bedrooms. A correctly sized combi copes, but ask the installer to check the flow rate to the furthest tap.
Areas covered
Engineers who cover Norwich work across areas including Eaton, Thorpe St Andrew, Hellesdon, Sprowston, Costessey, Mile Cross, Earlham, Lakenham, Taverham and Drayton.
Questions people in Norwich ask
Will a new boiler cut my bills much?
Replacing an old non-condensing boiler usually makes a noticeable difference. Swapping a ten-year-old condensing boiler for a new one saves far less, so weigh it against repairing.
Is a heat pump an option instead?
Often, yes. Through the Boiler Upgrade Scheme an MCS installer takes £7,500 off the price of an air source heat pump, and the council's local grant may cover more for eligible homes. See our heat pump page for Norwich.
