Boiler repair in Dundee
Tell us what the boiler is doing and we pass the job to Gas Safe registered engineers who cover your part of Dundee.
Before you book, look at three things: whether the display shows a fault code, what the pressure gauge reads, and whether you have hot water but no heating or neither. That narrows the fault down quickly.
Low pressure (under 1 bar on most boilers) is often something you can top up yourself. Our boiler pressure guide shows how. If it keeps falling, there is a leak somewhere that needs finding.
Dundee at a glance
- Condensation and disrepair
- 12% of Dundee City dwellings had condensation in 2022 to 2024, the highest rate in Scotland. 74% had disrepair to critical elements such as roofs, walls and chimneys, also the highest of any council (47% nationally). Source
- Water hardness
- Soft. The Drinking Water Quality Regulator says most Scottish tap water is soft. Scottish Water's 2025 results for the Clatto East zone, which serves central Dundee, show a mean conductivity of 98 µS/cm, a low level of dissolved minerals. Source
- Renting
- 20.6% of Dundee City households rent from a private landlord or letting agency (12.4% across Scotland), and 26.2% rent from the council or a housing association. Source
Older buildings, older problems
Dundee had the highest rate of disrepair to critical building elements in Scotland in 2022 to 2024, 74% of dwellings, according to the Scottish House Condition Survey. That covers roofs, walls, chimneys and gutters, not boilers. But a leaking roof or damp wall near a flue terminal can corrode fittings and trip a boiler's safety devices, so a repair sometimes turns up a building fault too.
If the engineer finds a problem with the flue or chimney that runs through a shared part of the building, it may need the other owners or the factor to fix.
Common faults in Dundee homes
Failed diverter valves, worn pumps and faulty fans account for a lot of call-outs. Ignition faults often trace back to a blocked condensate pipe, especially in a cold spell. With soft water across most of the city, scale-blocked heat exchangers are less common than in hard water regions.
Renting
If you rent, report the breakdown to your landlord straight away and keep a copy. A private let in Scotland must meet the Repairing Standard, which covers the heating and hot water. Social tenants can use their landlord's repairs line.
Dundee homes and what they need
Victorian stone tenements
Old flues running up through chimney breasts can be shared or hidden. If your boiler uses one, the engineer needs to check the whole route.
Four-in-a-block and postwar flats
Boilers here are often 10 to 20 years old. If the repair is a big one, ask for the price of a new boiler alongside it.
Suburban semis and bungalows
Older system boilers have more parts to fail, such as motorised valves and cylinder thermostats. Note whether the problem is with heating, hot water or both.
Areas covered
Engineers who cover Dundee work across areas including Broughty Ferry, West End, Lochee, Stobswell, Hilltown, Menzieshill, Downfield, Fintry, Douglas and Monifieth.
Questions people in Dundee ask
What should I do if I smell gas?
Turn off the gas at the meter if you can, open windows, do not use switches, leave and call 0800 111 999. A repair booking comes after the emergency service has made it safe.
Is it worth repairing a 15-year-old boiler?
For a small part, usually yes. For a heat exchanger or main circuit board, compare it with the cost of replacement using our new boiler cost guide.
