Checks before you call

In a cold snap, a condensing boiler can shut down because its condensate pipe has frozen where it runs outside. Pouring warm, not boiling, water along the outside section usually thaws it. Then reset the boiler.

Faults engineers see in older Newcastle housing

Pre-war terraces and Tyneside flats were built long before central heating. Pipe runs were added later, often through floor voids shared with the flat below. A leak there can show up as a ceiling stain downstairs rather than a puddle by the boiler.

Sludge is the other common culprit in older systems. Cold spots at the bottom of radiators, a noisy pump and a boiler that overheats point towards it. A power flush or a magnetic filter is often part of the fix.

When you rent
