Boiler repair in Sunderland
Lost your heating or hot water? Tell us what the boiler is doing and we'll send it on to Gas Safe registered engineers who work in Sunderland.
Four in five Sunderland homes rely on mains gas alone for heat, per the 2021 Census. When the boiler stops there's no fallback, so it helps to know which faults you can rule out yourself and which need an engineer.
Never open the boiler casing. Everything inside is for a Gas Safe registered engineer.
Sunderland at a glance
- Water hardness
- Varies sharply by street. Northumbrian Water's Sunderland City zone, part fed by groundwater, averaged 222 mg/l of calcium carbonate in 2025 and peaked at 308 mg/l. The Ryhope zone averaged 306 mg/l (hard to very hard), while the Washington zone averaged just 67 mg/l. Source
- Tenure
- 31.4% of Sunderland households owned outright in 2021. 26.6% rented from a social landlord, most of them (15.4% of all households) from a housing association rather than the council, and 14.8% rented privately. Source
- Landlord gas checks
- Every gas appliance and flue in a rented home must be safety checked by a Gas Safe registered engineer each year, with the record kept for 2 years. Source
Hot water problems in hard water areas
In the parts of Sunderland fed partly by limestone groundwater, hardness can run past 300 mg/l. Combis there often develop hot water faults first: the water runs hot then cold, the boiler bangs or the flow drops. The usual cause is scale on the plate heat exchanger or a sticking diverter valve.
Descaling or swapping the plate heat exchanger usually cures it. If the boiler is old and also has other faults, weigh the repair against our new boiler cost guide.
Frozen condensate pipes
In freezing weather, a condensing boiler can lock out because the plastic pipe carrying its waste water has frozen outside. You'll often hear gurgling. Pour warm water, not boiling, over the outside section, then reset the boiler.
Homes in exposed spots near the seafront at Roker and Seaburn see this more. A wider pipe or lagging can prevent it.
Pressure and leaks
If the pressure gauge is below 1 bar, see our boiler pressure guide for topping up. Repeated drops mean water is leaking somewhere and needs finding.
Who pays when you rent
Tell your landlord or housing association in writing. Repairs to the heating are their responsibility, and loss of heat in winter is normally treated as urgent.
Sunderland homes and what they need
Single-storey cottages and two-storey terraces
Pipes in cottages often run through a solid floor or along walls. A hidden leak can show up as damp on the floor or skirting rather than a drip under the boiler.
Interwar and post-war semis
A semi with a loft tank can lose heating if the feed and expansion tank freezes or its ball valve sticks. Check the loft before assuming the boiler has failed.
Newer estate homes
Fault codes on modern boilers are listed in the manual. Note the code before calling, as it helps the engineer bring the right part.
Areas covered
Engineers who cover Sunderland work across areas including Roker, Seaburn, Fulwell, Ashbrooke, Millfield, Hendon, Southwick, Doxford Park, Washington and Houghton-le-Spring.
