A gas safety record proves the appliances are safe on the day. It isn't a full service, so if you want the boiler cleaned and adjusted as well, ask for both on one visit. Shared houses often run one combi hard for five or six people, which makes the service more useful, not less.
Summer is the easy time to book a student let, when the house is empty and the engineer can get to every room.
What the engineer looks at
Expect a flue gas reading, checks on gas pressure and the safety devices, and a look at the condensate pipe. On older Leeds terraces that pipe often runs outside down a back wall, where it can freeze in a cold snap and lock the boiler out. Ask whether it's lagged or wide enough.
Make sure the visit is written into the logbook or the manufacturer's app. A missed year can void a warranty.

Back-to-backs have no rear wall, so the boiler often sits in a cellar head or up in the attic. Clear a path and make sure there's a light and a safe ladder if it's in the roof.
1930s semis
Many still have a regular boiler with a cylinder upstairs. Ask the engineer to check the cylinder stat and zone valves while they're there.
City-centre flats
A boiler flue in a newer block may run through a ceiling void to the outside. The engineer needs to see the full run, so find out where the inspection hatches are before the day.
