Boiler service in York

A Gas Safe registered engineer services your boiler once a year to keep it safe and efficient. We pass your request to engineers covering your York postcode.

York's water is hard, noticeably harder than Leeds or Bradford. In 2024 Yorkshire Water's zones across the city averaged between 96 and 106 mg/l of calcium, which puts them in its hard band. Haxby, Poppleton and Rawcliffe sit at the top of that range.

Hard water matters most for a combi. As mains water passes through the plate heat exchanger it leaves scale behind, and over the years hot water flow drops and the boiler works harder. A yearly service is the time to spot it.

York at a glance

Water hardness
Hard. Yorkshire Water's three York zones averaged 96.3 mg/l calcium (York West: Acomb, Bishopthorpe, Copmanthorpe), 98.8 mg/l (York East: Heworth, Huntington) and 105.7 mg/l (York North: Haxby, Poppleton, Rawcliffe) in 2024. That is roughly 240 to 265 mg/l as calcium carbonate. Source

Scale checks on a combi

Ask the engineer to check hot water temperature and flow at a tap, not just the heating. If it's dropped since last year, the plate exchanger may need descaling. If there's no scale reducer on the cold feed into the boiler, ask whether one should go on.

The rest of the service covers the burner, heat exchanger, flue gas reading, gas pressure, safety devices and condensate trap.

Student and family lets

One in five York households rents privately, many of them students near the universities. Landlords must have a Gas Safe engineer check each gas appliance and flue every 12 months, give tenants the record and keep it for two years.

A safety check doesn't include cleaning or adjusting the boiler. If you want it maintained, ask for a service on the same visit. In student houses, booking in summer between tenancies makes access easy.

Older owners

Over a third of York households own their home outright, many of them older people who've had the same boiler for years. A service each autumn helps catch faults before the cold weather. If you're on the Priority Services Register with your gas supplier, you may be offered a free annual gas safety check.

York homes and the service visit

Victorian and Edwardian terraces

Terraces in the South Bank and Clifton often have the boiler in the back kitchen or an attic. Clear access, and make sure there's a safe ladder and light in the loft.

Interwar and postwar semis

Many in Acomb and Huntington still have a cylinder with an immersion heater. Get the engineer to look at the cylinder thermostat and valves as well.

Flats and conversions near the centre

Converted townhouses can have long flue runs through floors and ceilings. The engineer needs to see the whole run, so find out where the access panels are.

Areas covered

Engineers who cover York work across areas including Acomb, Clifton, Heworth, Fulford, South Bank, Dringhouses, Huntington, Haxby, Osbaldwick and Bishopthorpe.

Questions people in York ask

Should I descale my boiler every year?

Not usually. Descaling is done when the engineer finds scale affecting performance. A scale reducer slows it down. Our boiler service guide lists what to ask.
