Boiler service in Wakefield
Book a yearly service from a Gas Safe registered engineer. We pass your request to engineers who cover Wakefield and the surrounding towns.
Wakefield leans on gas harder than anywhere else in West Yorkshire. In the 2021 Census, 81.7% of households in the district heated with mains gas and nothing else. Only 1% had no central heating at all. When almost everyone depends on a boiler, keeping it serviced is the simplest way to avoid a cold week in January.
The water here is slightly hard. Yorkshire Water's zone covering Wakefield, Outwood, Stanley and Normanton averaged 57.4 mg/l of calcium in 2024. That's softer than York or Hull, but enough for some scale to build in a combi over the years.

On the day
The engineer removes the casing, inspects and cleans the burner and heat exchanger, checks the gas pressure and flame, and tests the flue with an analyser. They'll also check the condensate trap, the expansion vessel pressure and the safety cut-outs.
On a combi, ask them to look at hot water performance. A slow fall in flow or temperature over a few winters can be early scale on the plate heat exchanger.
Social and private landlords
Wakefield has a large social housing sector: more than one in five households rented from the council or a housing association in 2021. If you're a social tenant, your landlord arranges the annual gas check, and you'll get a letter with an appointment. Let them in, because they have a legal duty to complete it.
Private renting is less common here than in Leeds or Bradford, but the rules are the same. The landlord needs a Gas Safe engineer to check every appliance and flue each year.
Before the engineer arrives
Red-brick terraces and former colliery rows
Some older rows still have a back boiler behind a gas fire. Both need checking, and the fire must be safe to use, so mention it when you book.
Interwar and postwar semis
The boiler is often in the kitchen or a utility room. Clear the cupboard and check the engineer can reach the flue outside.
Newer housing estates
Boilers on newer estates are often still under the manufacturer's warranty, which usually depends on a yearly service. Keep the paperwork.
Areas covered
Engineers who cover Wakefield work across areas including Sandal, Outwood, Horbury, Ossett, Normanton, Stanley, Alverthorpe, Crigglestone, Lupset and Agbrigg.
Questions people in Wakefield ask
My landlord does a gas safety check. Isn't that a service?
No. A safety check confirms the appliances are safe. A service also cleans and adjusts the boiler. Our boiler service guide explains both.
How long does it take?
Usually 45 minutes to an hour for one boiler. Longer if there's a back boiler or other gas appliances.
