Boiler service in Hull

Hull has some of the hardest tap water in Yorkshire, and that makes a yearly service more valuable. We pass your request to Gas Safe registered engineers who cover your postcode.

Hull's water comes largely from chalk, and it shows. In 2024 Yorkshire Water's zone covering Newland, Sculcoates and Stepney averaged 148.4 mg/l of calcium, which works out at roughly 370 mg/l as calcium carbonate. That's very hard, well above anywhere in West Yorkshire.

For the four in five Hull homes on gas-only heating, that means limescale. It builds fastest in a combi, where cold mains water is heated straight through the plate heat exchanger every time you run a tap.

Hull at a glance

Water hardness
Very hard. Yorkshire Water's Hull Central West zone (Newland, Sculcoates, Stepney, Dairycoates) averaged 148.4 mg/l calcium in 2024, about 370 mg/l as calcium carbonate. Kirk Ella and Hessle averaged 128.4 mg/l and Cottingham 145.3 mg/l (both very hard); Bransholme and Sutton 107 mg/l (hard). Source
How homes are heated
80.1% of Hull households heat with mains gas only and 7.1% with electricity only. Just 40 homes in the city use oil only. In the neighbouring East Riding of Yorkshire, 8,770 households (5.8%) heat with oil only. Source
Renting
Only 48.3% of Hull households owned their home in 2021. 27.0% were social tenants (18.9% renting from the council) and 22.0% rented from a private landlord or letting agency. Source
Landlord gas checks
Landlords must have a Gas Safe registered engineer check every gas appliance and flue every 12 months and keep the records for 2 years. Source

What a Hull service should include

The standard checks still apply: burner, main heat exchanger, flue gas analysis, gas pressure, safety devices and the condensate trap. In Hull, add two things. Ask the engineer to test hot water temperature and flow at a tap, and to check whether a scale reducer is fitted on the cold feed into the boiler and still working.

Some scale reducers have a cartridge or element that needs replacing. If yours was fitted years ago and never touched, it may be doing nothing.

Landlords and tenants

Hull has an unusually large rented sector. Fewer than half of households owned their home in 2021, more than a quarter rented from a social landlord, and more than one in five rented privately.

Private and social landlords alike must have a Gas Safe engineer check every gas appliance and flue every 12 months, give tenants the record, and keep it for two years. That check proves the appliances are safe; it doesn't descale or clean the boiler. In a very hard water area, a full service alongside it is good value.

If you're a council tenant, Hull City Council arranges the check. Let the engineer in when the appointment comes.

Hull homes on the day

Victorian and Edwardian terraces off the main roads

Many terraces on the avenues off Newland Avenue, Beverley Road and Hessle Road have the boiler in the back kitchen. Clear the cupboard and check the flue outside is reachable from the yard.

Interwar and post-war semis and estate houses

Older system boilers with a cylinder are common. In hard water, the cylinder's immersion element scales too, so ask for it to be looked at.

Bungalows in the villages around the city

Bungalows often have the boiler in the loft or a utility room. Loft boilers need safe access with boarding, a ladder and a light.

Areas covered

Questions people in Hull ask

Should I get my combi descaled every year?

Not automatically. The engineer descales when they find scale affecting performance. In Hull that can happen every few years on an unprotected combi, so a working scale reducer is worth having.

Is a service the same as a gas safety record?

No, they're different jobs that can be done on one visit. Our boiler service guide explains the difference.
