Microbore and sludge

Thin pipes block easily. If several radiators heat slowly or stay cold at the bottom, sludge in the microbore is the usual suspect. A chemical clean and power flush can clear it, but badly blocked runs may need replacing in 15 mm pipe.

Anglian Water's very hard supply takes a toll on hot water cylinders. Scale builds on the immersion heater and the heating coil, so hot water takes longer to recover. An engineer can descale or replace the immersion, and advise whether a new cylinder is better value.

Older estate homes often have a single dial thermostat and no thermostatic radiator valves. Adding TRVs, a programmable room thermostat and a cylinder thermostat is cheap and makes the house more comfortable.

Unvented cylinders

Many Northampton homes now have an unvented cylinder that runs at mains pressure. It needs a yearly check of the safety valves and expansion vessel by someone with unvented hot water qualifications. Hard water makes the pressure relief valve more likely to stick or drip, so don't skip it.
