Damp and mould removal in Belfast

Private tenants
Private rented homes in Northern Ireland must meet fitness standards. Properties built before 1945 need a fitness certificate unless an exemption applies. Report mould to your landlord in writing, with photos and dates. If they don't act, contact Belfast City Council's environmental health team.

Housing Executive and housing association tenants
Report damp and mould through your landlord's repairs service and keep a record of the reference number. If the problem isn't resolved, use their complaints process.
Diagnosing the cause
A good surveyor checks the outside of the building, the gutters and downpipes, ground levels and pointing, and measures humidity and wall temperatures inside. Condensation is the most common cause in Belfast homes and is fixed by better heating, ventilation and insulation.
Be cautious if a contractor recommends injected damp-proofing based only on a moisture meter reading.
Cleaning and prevention
Clean small areas with a mould remover, following our guide to removing mould from walls. Use extractor fans, open windows after showers and cooking, and keep furniture away from cold outside walls.
If mould returns within weeks of cleaning, the cause hasn't been fixed. That's the point to get a survey rather than cleaning again.

Apartments are often airtight. Drying clothes indoors without ventilation is a common cause, so use a dehumidifier or an extractor.

It funds insulation, ventilation and heating improvements for eligible households, which can reduce condensation. It doesn't cover repairs such as roof or gutter work.
Who pays for a damp survey in a rented Belfast home?
If the damp is a repair issue, the landlord should arrange and pay for investigation. Report it in writing first and ask them to inspect.
