If you rent from the council or a housing association, Awaab's Law has applied since 27 October 2025. Your landlord must investigate damp and mould that poses a significant risk within 10 working days, send you a summary within 3 working days of that, and complete safety work within 5 working days of the investigation.

Private tenants, 22.8% of Newcastle households, don't yet have those fixed deadlines. Report damp in writing anyway, with photos and dates. Landlords still have a duty to keep the home fit to live in.

What a specialist does

A good survey finds the cause before treating anything. Expect moisture readings, a look at gutters, downpipes and pointing outside, and questions about how you dry washing and use the extractor fans.

Treatment might be a mould wash and stain-blocking paint, a better fan, a PIV unit or repair to the outside of the building. Be wary of anyone who sells a chemical damp-proof course without measuring first.
