Boiler installation in Aberdeen
Compare fixed quotes from Gas Safe registered installers who cover Aberdeen, and size the boiler for a home that may lose heat faster than you think.
The Scottish House Condition Survey found that only 44% of walls in Aberdeen City were insulated in 2022 to 2024, against 58% across Scotland. Solid granite walls are the main reason. A home that leaks heat needs a boiler sized from a proper heat loss estimate, not just a like-for-like swap of the old model's output.
If you are planning insulation work, do it first or at the same time. A smaller boiler costs less to buy and runs more efficiently in a home that holds its heat.
Aberdeen at a glance
- Water hardness
- Soft. The Drinking Water Quality Regulator says most Scottish tap water is soft. Scottish Water's 2025 results for the Mannofield East zone, which serves central Aberdeen, show a mean conductivity of 106 µS/cm, a low level of dissolved minerals. Source
- How homes are heated
- 78.4% of Aberdeen City households use mains gas central heating, 9.9% electric and 1.6% a district or communal heat network (1,790 homes). Oil heats 0.6%, about 650 homes. Source
- Insulation gaps
- Only 44% of walls in Aberdeen City were insulated in 2022 to 2024, one of the lowest rates in Scotland (58% nationally). 12% of dwellings had less than 100mm of loft insulation, against 5% nationally. Source
- Heat pump grant
- The Home Energy Scotland Grant and Loan offers homeowners up to £7,500 in grant towards a heat pump, plus an optional interest-free loan of up to £7,500. The Boiler Upgrade Scheme does not cover Scotland. Source
- Energy ratings
- 53% of homes in Aberdeen were rated EPC A, B or C (SAP 2012) in 2022 to 2024, so about 47% were D or below. The Scottish average was 55%. Source
Combi, system or regular
A combi suits most Aberdeen flats: no tank, hot water on demand and a compact casing for a kitchen press. Larger houses with two bathrooms usually do better with a system boiler and a cylinder, which can also take a heat pump later without replacing the cylinder twice.
Soft water means a combi's plate heat exchanger is unlikely to scale up the way it can in England, which helps it keep its hot water flow rate for longer.
Safety on fitting day
Your installer must be on the Gas Safe Register and should register the boiler with the manufacturer for the warranty. Scottish rules also require a carbon monoxide detector in any room with a carbon-fuelled appliance, so make sure one is fitted or tested before the job is signed off.
Ask for a system flush, a magnetic filter and inhibitor as part of the quote. These protect the new heat exchanger from sludge left by the old system.
Grants for a gas boiler
Home Energy Scotland's grant and loan funds heat pumps and insulation, not like-for-like gas boilers. If your income is low or you receive certain benefits, ask Home Energy Scotland whether Warmer Homes Scotland could cover a heating upgrade.
Aberdeen homes and what they need
Granite tenement flats
Fitting a new flue through two feet of granite takes longer than through brick, so allow for it in the price. If the flue exits onto a shared close or back green, check the title deeds and talk to neighbours first.
Postwar and later suburban semis
These are often the easiest swaps in Aberdeen. If the cavity walls are still empty, a slightly smaller boiler may be enough once they are filled.
Granite villas and larger detached houses
With high heat loss and several bathrooms, a system boiler with an unvented cylinder usually beats a large combi. Ask the installer to work out the heat loss room by room.
