Boiler installation in Middlesbrough

A new condensing boiler, a combi conversion or a system upgrade. We pass your request to Gas Safe registered installers who cover Middlesbrough postcodes.

Middlesbrough has more detached homes than you might expect, 17.2% of households in 2021, mostly on the southern side of the borough around Marton and Nunthorpe. Bigger homes with two or three bathrooms often need a system boiler and cylinder rather than a combi.

In the older terraces nearer the town centre, a compact combi is usually the answer.

Sizing by heat loss, not habit

Many old boilers were oversized. A new condensing boiler is most efficient when it runs at low output for long spells. Ask the installer for a heat loss calculation, especially if you've added insulation or new windows since the last boiler went in.

For combis, size depends on hot water demand. A bigger kW rating gives faster flow at the taps but doesn't heat the radiators any better.

Water and filters

Teesside's water is slightly hard, averaging around 125 to 130 mg/l in the Northumbrian Water zones around Middlesbrough. That's below the level where Building Regulations guidance calls for scale protection on a combi. A magnetic filter on the heating return is still standard for warranty.

Help with costs

ECO4 can fund a boiler for some lower-income households until 31 December 2026. Our new boiler cost guide covers national prices if you're paying yourself.

Middlesbrough homes and what they need

Victorian and Edwardian terraces

A combi on the kitchen wall saves space. Where the old flue exits into a narrow yard or alley, the installer may need a new flue route to meet current clearances.

Interwar and postwar semis

A regular to combi conversion frees up the airing cupboard. If you plan a heat pump in the next few years, keep a cylinder and choose a system boiler instead.

Newer estates on the southern edge

Larger detached homes with an en suite and family bathroom usually need stored hot water. A system boiler with an unvented cylinder gives good pressure to both.

Questions people in Middlesbrough ask

How long will I be without heating?

Usually one day for a straight swap and two for a conversion. Ask the installer to plan it for a mild spell.

Will the installer register the boiler?

Yes. Gas Safe installers notify building control, and the manufacturer warranty is registered separately, often by the installer.

Can the boiler move to the loft or garage?

Often, yes, though the pipework and flue changes add cost. A loft boiler needs boarding, a fixed ladder and lighting so it can be serviced safely.
