Choosing the type

A combi suits a one or two bathroom home with good mains pressure. It heats water as you use it, needs no tanks and frees up the airing cupboard, which counts in a small upper Tyneside flat.

A system or regular boiler with a cylinder suits a bigger semi with two bathrooms in use at once. It also leaves the door open to a heat pump later, because the cylinder can be swapped for a heat pump cylinder.

Water quality and the warranty

Northumbrian Water's supply across most of the city sits around 100 to 110 mg/l of calcium carbonate. Building Regulations guidance only calls for scale protection on a combi above 200 mg/l, so many Newcastle installs won't strictly need it. Fit a magnetic filter on the return anyway, as most manufacturers require one for the longer warranties.

Flues in flats

A flue terminal has to sit set distances from windows, doors, boundaries and eaves. In a terrace of Tyneside flats, with back yards and windows close together, the existing flue spot may not meet current rules. Your installer will check this on the survey, and a plume kit is often the answer.

Purpose-built blocks may have a shared flue serving several flats. Changing a boiler on one of these needs a model approved for that flue, so tell the installer if your block has one.

Tyneside flats and brick terraces

Space is tight, so a compact combi that fits in a kitchen wall cupboard is the usual choice. Check that the cupboard leaves the service clearances the manual asks for.

Interwar and postwar semis

Converting from a regular boiler to a combi removes the loft tanks and frees the airing cupboard. With older pipework, ask whether the system needs flushing first, as a new boiler can block quickly on old sludge.

Newer estates on the city edge

These homes often have good insulation and a small heat demand. An oversized boiler cycles on and off. Ask the installer to size it from a heat loss figure, not from the old boiler's rating.
