Scale protection is not optional everywhere

Building Regulations guidance asks for scale protection on the hot water side of a new combi where water hardness is above 200 mg/l. Northumbrian Water's Sunderland City zone averaged 222 mg/l in 2025, and the Ryhope zone 306 mg/l. Washington, by contrast, averaged 67 mg/l.

Combi, system or regular?

A combi fits most two and three bedroom semis with one bathroom. It removes the loft tanks and the cylinder, but in a very hard area its hot water side needs that scale protection.

A system boiler with an unvented cylinder suits homes with two bathrooms. It keeps the cylinder, which also makes a later switch to a heat pump simpler.

There's no upstairs in a cottage, so there's nowhere for a loft tank to feed a regular system with much head. A combi or system boiler is usually the better fit, and the flue position needs care where yards are narrow.

Interwar and post-war semis

Converting from a regular boiler is common. Ask the installer to flush the old pipework first, since sludge from an old open-vented system can block a new boiler's heat exchanger.

Newer estate homes

Many homes on newer estates only need a straight swap. Ask for a heat loss figure so the new boiler isn't oversized for a well-insulated house.
