Boiler repair and gas engineers in London
Describe the fault and we pass it to Gas Safe registered engineers who work in your part of London. A couple of checks first can save you a call-out.
Seven in ten London households heat with mains gas alone, so when the heating dies a gas engineer is usually who you need. Any work on the gas side, from a new gas valve to a flue repair, must be done by someone on the Gas Safe Register. Ask to see the card and check the back lists the right work, such as boilers.
London at a glance
- Water hardness
- Hard. Thames Water, which supplies most of London, says all the water in its region is hard (200 to 300 mg/l of calcium carbonate) or very hard (over 300 mg/l). Source
- Private renting
- 30.0% of London households rented privately in 2021, the highest share of any region. Source
- Landlord gas checks
- Landlords must have every gas appliance and flue checked by a Gas Safe registered engineer every 12 months, give tenants a copy and keep the record for 2 years. Source
If you smell gas
Don't wait for a repair booking. Call the National Gas Emergency Service on 0800 111 999, open the windows, and don't touch switches or light anything. The emergency service makes the supply safe; a Gas Safe engineer then fixes the appliance.
Two checks before you book
Read the pressure gauge. Most sealed systems sit between 1 and 1.5 bar when cold, and many boilers lock out below that. Our boiler pressure guide shows how to top up from the filling loop.
In a hard frost, a fault code and a gurgling noise often mean a frozen condensate pipe. If the pipe runs outside, warm (not boiling) water poured along it usually thaws it. If you can't reach it safely, leave it for the engineer.
Faults that come from hard water
Thames Water rates all of its supply as hard, and London combis show the signs: hot water that surges hot then cold, a kettling noise from the boiler, a diverter valve that sticks between heating and hot water.
The fix may be descaling or replacing the plate heat exchanger. On a boiler past about ten years old, ask the engineer for the repair price and a rough replacement price side by side, then use our new boiler cost guide to compare.
When you rent
Three in ten London households rent privately, so many breakdowns are a landlord's job to fix. Report it in writing with the date and any fault code shown on the display. The last gas safety record tells you which engineer checked the boiler and when.
London homes and what they need
Victorian and Edwardian terraces
Long pipe runs from a rear kitchen to front rooms trap air after any drain-down. If some radiators stay cold after the repair, our guide on how to bleed a radiator usually sorts it.
Converted flats and mansion blocks
A boiler on an internal wall often has a long flue hidden in the ceiling. Tell the engineer about it when you book, because they must be able to inspect the whole flue before signing the repair off.
Outer-borough 1930s semis
Regular and system boilers have more parts that can stop the heating: pumps, motorised valves and the cylinder thermostat. The boiler itself isn't always the problem.
Areas covered
Engineers who cover London work across areas including Islington, Hackney, Camden, Brixton, Wimbledon, Ealing, Croydon, Walthamstow, Greenwich and Richmond.
Questions people in London ask
How quickly can someone come out?
It depends on the engineers who cover your postcode and how busy they are that week. We pass your request on; we don't run our own vans or promise arrival times.
Is it worth repairing an old boiler?
If the part is a large slice of the cost of a new boiler, or the model is no longer made, replacement can be the better spend. Ask for both prices before you decide.
