Boiler repair in Nottingham

Describe the fault and we pass it to Gas Safe registered engineers who cover your Nottingham postcode.

Before you call anyone, check what heats your home. Around 5,000 flats and houses in St Ann's and the city centre get heat and hot water from the council's district heating network, not from a boiler. If you are one of them, a cold radiator is a job for the network operator, and a gas engineer can't help.

Everyone else in Nottingham is most likely on a gas boiler: 72.8% of households in the 2021 Census heated with mains gas only.

Nottingham at a glance

Water hardness
Moderately hard. Severn Trent's August 2025 to July 2026 results put the Nottingham City supply zone at about 227 mg/l as calcium carbonate and the Basford zone at about 180 mg/l, both rated moderately hard. Source
District heating
Nottingham City Council runs a heat network of 68 km of insulated pipe across the city centre and St Ann's. It supplies heating and hot water to about 5,000 dwellings and over 100 commercial premises, using heat from the Eastcroft incinerator, with gas boilers as back-up. Source
Renting
28.6% of Nottingham households rented privately in 2021 and 25.5% rented socially, including 18.3% from the council. 45.1% owned their home. Source
Age of homes
17.4% of Nottingham's homes were built before 1919, and 20.6% between 1965 and 1982, according to the Valuation Office Agency's March 2024 count. Source

Smell gas? Act first

Three things to try

Start by looking at the pressure gauge on the boiler. Below about 1 bar, the boiler may refuse to fire. Refilling takes a couple of minutes with the steps in our boiler pressure guide.

In freezing weather, thaw the condensate pipe where it leaves the house with warm water, then reset the boiler.

Make sure the thermostat is calling for heat and the programmer is on. It sounds obvious, but it is a common call-out after a power cut.

Faults engineers see in Nottingham

Severn Trent rates the city's water as moderately hard, so combis gradually scale up on the hot water side. Symptoms are temperature swings at the tap and a kettling noise.

In shared houses, boilers fail more often simply from heavy use. Diverter valves and fans wear out faster when the hot water is running for hours each morning.

Homes built between 1965 and 1982, about a fifth of Nottingham's stock, often have original pipework that is now partly blocked with sludge. A magnetic filter fitted after the repair helps protect the new parts.

Nottingham homes and what they need

Victorian terraces

Boilers squeezed into a kitchen wall cupboard run hot. Keep a gap around the case, because overheating can trip the high-limit thermostat.

Interwar and post-war semis

If you still have a tank in the loft, a ball valve that sticks can empty the feed and expansion tank and stop the boiler. Check it before calling out.

City-centre flats and warehouse conversions

No hot water but heating works? On district heating, call the network operator; on electric, check the immersion heater switch and fuse.

Questions people in Nottingham ask

My landlord is slow to fix the boiler. What can I do?

Put it in writing and keep a copy. If nothing happens, contact Nottingham City Council's private sector housing team. Council and housing association tenants should report it to their landlord's repairs line.

Should I repair or replace?

If the boiler is under ten years old and the heat exchanger is sound, repair usually wins. Weigh the repair quote against the figures in our new boiler cost guide.
