Boiler repair in Leicester
Tell us what the boiler is doing and we pass the job to Gas Safe registered engineers who cover your part of Leicester.
A fifth of Leicester's homes date from before 1900, more than in most English cities. Old houses are not a fault in themselves, but they often carry decades of mixed pipework: a modern combi bolted onto radiators and pipes from two or three earlier systems. Sludge from that older metalwork is behind many of the breakdowns engineers see here.
If you smell gas, leave the boiler alone. Call the National Gas Emergency Service on 0800 111 999, open the windows and turn off the supply at the meter.
Leicester at a glance
- Water hardness
- Hard. Severn Trent's results for August 2025 to July 2026 rate both city supply zones as hard: about 207 mg/l as calcium carbonate in the Leicester City zone and about 225 mg/l in the Victoria Park zone. Source
- Age of homes
- 26% of homes in Leicester were built before 1919, and 20% before 1900, according to the Valuation Office Agency's March 2024 count. Source
- Renting
- 29.4% of Leicester households rented privately in 2021 and 23.2% rented from the council or a housing association. Fewer than half (46.7%) owned their home. Source
- Landlord gas checks
- Landlords must have every gas appliance and flue checked by a Gas Safe registered engineer every 12 months and give tenants a copy of the record. Source
Quick checks before calling
Look at the pressure gauge. Most sealed systems want about 1 to 1.5 bar when cold. If it has dropped to zero, our boiler pressure guide explains how to top it up.
In a frost, a condensing boiler can lock out because the plastic condensate pipe outside has frozen. Pouring warm, not boiling, water along it and then resetting the boiler often clears it.
Common Leicester faults
Black sludge in old radiators clogs the pump, the diverter valve and the heat exchanger. Signs are cold patches at the bottom of radiators, a noisy pump and a boiler that overheats and locks out.
Hard water causes the second set of faults. Severn Trent's recent results put the city's water at about 207 to 225 mg/l of calcium carbonate. On a combi, scale on the hot water side gives you a kettling noise and showers that swing between hot and cold.
An engineer should tell you which problem you have before quoting. A magnetic filter and a chemical clean can fix sludge; a scaled plate heat exchanger usually needs replacing.
Renting and the boiler has failed
With 29.4% of households renting privately, many Leicester boiler failures land on a landlord. Report it in writing straight away. Your landlord is responsible for keeping the heating and hot water working and must use a Gas Safe engineer.

Questions people in Leicester ask
Is it worth repairing a boiler that is over 12 years old?
Often, if the part is cheap and the heat exchanger is sound. If the engineer finds a corroded heat exchanger or parts are no longer made, compare the repair price with our new boiler cost guide.
How can I tell a Leicester engineer is really on the Gas Safe Register?
Ask for their Gas Safe ID card and check the number on the Gas Safe Register website. The card lists the types of work they can do, so check it covers boilers.
