Boiler repair in York
Tell us what the boiler is doing and we pass it to Gas Safe registered engineers who cover your part of York.
York's hard water causes a particular set of boiler faults that engineers here see every winter. Most repairs are still straightforward, but the gas side must be handled by someone on the Gas Safe Register. Check the engineer's ID card before they start.
York at a glance
- Water hardness
- Hard. Yorkshire Water's three York zones averaged 96.3 mg/l calcium (York West: Acomb, Bishopthorpe, Copmanthorpe), 98.8 mg/l (York East: Heworth, Huntington) and 105.7 mg/l (York North: Haxby, Poppleton, Rawcliffe) in 2024. That is roughly 240 to 265 mg/l as calcium carbonate. Source
- Ownership and renting
- 36.8% of York households owned their home outright in 2021. 20.0% rented privately and 8.4% rented from the council. Source
- Landlord gas checks
- Landlords must arrange a gas safety check on every appliance and flue by a Gas Safe registered engineer every 12 months. Source
If you smell gas
Leave the building, don't use switches or flames, and call 0800 111 999 from outside. That's the National Gas Emergency Service, free and always open.
Scale-related faults
Hot water that runs lukewarm, goes hot and cold, or takes ages to come through is the classic sign of scale in a combi's plate heat exchanger. Kettling, a rumbling or whistling noise from the boiler, is another. In York these faults are more common than in softer-water towns to the west.
An engineer can descale or replace the plate exchanger. Ask about a scale reducer to slow it coming back.
Other common problems
Low pressure: check the gauge on the front. Under 1 bar and the boiler may stop. Top it up with the filling loop, using our boiler pressure guide. If it drops again, there's a leak or the expansion vessel needs attention.
No heating but hot water works: check the thermostat batteries and the timer settings first. Then it may be a diverter valve or pump fault.
Renting in York
If you rent privately or from City of York Council, the landlord is responsible for repairs. Report it in writing and keep a note of the date. Don't arrange or pay for a gas engineer yourself unless your landlord agrees.

Victorian and Edwardian terraces
Older pipe runs under suspended floors can hide slow leaks that make the pressure drop. An engineer may need to lift a board or two to find one.
Flats and conversions near the centre
If your flat shares a flue with others in the building, flue faults may need the managing agent involved as well as the engineer.
Areas covered
Engineers who cover York work across areas including Acomb, Clifton, Heworth, Fulford, South Bank, Dringhouses, Huntington, Haxby, Osbaldwick and Bishopthorpe.
Questions people in York ask
Is it worth repairing an older boiler?
If it's under 10 years old and the part is reasonable, usually yes. Past 15 years with a big repair, compare against our new boiler cost guide.
Can I descale a boiler myself?
No. Descaling means opening the boiler, which needs a Gas Safe engineer.
Why does my combi make a kettle noise?
That rumbling usually means scale or sludge is making water boil in spots inside the heat exchanger. In York's hard water, scale is the likelier cause. It's worth fixing early, before it damages the exchanger.
