What the engineer checks
A full service covers the burner, heat exchanger, ignition, fan and gas valve, plus a flue gas reading to confirm the boiler is burning cleanly. The engineer should also test the safety cut-outs and look along the flue to where it ends outside.
Ask for the service to be signed in the boiler's logbook or the manufacturer's app. Warranty claims are often refused when a year has been missed.

In Moseley, Kings Heath and Handsworth terraces the boiler often sits in a back kitchen or a converted cellar. Clear a path to it and make sure the engineer can see the flue on the rear wall from the yard.

Many semis in Hall Green, Erdington and Acocks Green still have a regular boiler with a cylinder upstairs. Ask the engineer to check the pump, the motorised valves and the cylinder stat, which fail more often than the boiler.

Some blocks have no gas at all and run on electric heating or a communal system, so check before booking. Where a flat has a gas boiler, the flue may run through a ceiling void, and the engineer has to inspect it end to end.
