What's checked

The engineer opens the boiler, inspects and cleans the burner, heat exchanger and condensate trap, and tests gas pressure, flame safety devices and seals. A flue gas analyser confirms combustion is clean and safe.

They should also look at the flue terminal outside and check it's not too close to a window, door or boundary. Ask for the service to go in the logbook or manufacturer's app.

Scale in Derby combis

Watch for hot water that takes longer to reach temperature, swings between hot and cold, or a boiler that hisses or kettles when heating water. In a moderately hard area these are typical early signs of scale.

If there's no scale reducer on the cold supply to your combi, ask the engineer whether one suits your boiler. It's a small fitting and usually inexpensive.

Landlords and tenants

About one in five Derby households rents privately. If you're the landlord, HSE rules require a Gas Safe engineer to check every gas appliance and flue every 12 months. Tenants get a copy within 28 days, and you keep the record for two years.
