Boiler service in Stoke-on-Trent
Book an annual boiler service with a Gas Safe registered engineer covering your part of the Potteries. How hard your water is depends on which end of the city you live in.
Stoke-on-Trent has two quite different water supplies. Severn Trent's postcode reports put the Stoke Central zone, which covers much of Hanley and Burslem, at about 129 mg/l of calcium carbonate, classed as slightly hard. The Longton and Stoke South zones, fed by groundwater, come in at about 245 mg/l, firmly in the hard band. Bucknall sits in between at 209 mg/l.
If you live in the south of the city, a combi's hot water heat exchanger scales up noticeably faster than one a few miles north. That makes the yearly service more than a formality.

What to ask for in the south of the city
In Longton, Meir, Fenton or Trentham, ask the engineer to check hot water flow and temperature stability as part of the service. Ask whether a scale reducer is fitted on the cold feed to the combi, and if not, whether one suits your model.
Scale that's caught early can often be cleared. Left for years, it can mean a new plate heat exchanger or diverter valve.
Inside a standard service
The engineer takes the casing off, inspects and cleans the burner, heat exchanger and condensate trap, and checks seals, gas pressure and safety devices. A flue gas analyser confirms the boiler is burning safely and efficiently. They should check the flue outside too.
Get the service recorded in the logbook or manufacturer's app. Manufacturers often refuse warranty claims without it.
Rented homes
Two in five Stoke-on-Trent households rent. Council and housing association tenants have their annual gas checks arranged by the landlord.
Private landlords must have a Gas Safe engineer check every gas appliance and flue every 12 months, give tenants the record and keep it for two years. A safety check doesn't include cleaning or adjusting the boiler, so ask for a service as well.
Getting your home ready
Victorian and Edwardian terraces across the six towns
In Burslem and Tunstall terraces the boiler is often in the back kitchen or an old pantry. Clear the space and make the flue visible from the yard.
Interwar and postwar semis
Many still have a cylinder in the airing cupboard. Ask for the cylinder thermostat, pump and zone valves to be checked while the engineer is there.
Newer estates and regeneration housing
Newer homes often have the boiler in a loft or garage. Make sure it's reachable with a fixed ladder and lighting.
