Boiler service in Nottingham
A yearly service keeps the boiler safe and the warranty valid. We pass your request to Gas Safe registered engineers covering your Nottingham postcode.
Nottingham has two big universities and a private rented sector to match. In the 2021 Census, 28.6% of households rented privately, and in Lenton, the Arboretum and Radford whole streets are shared houses. Every one of those homes needs a landlord gas safety check each year, and the boilers in them work hard: five or six people showering every morning puts a combi through more cycles than a typical family home.
If you own your home, the case for a yearly service is simpler. It is the visit where small faults get found cheaply.
Nottingham at a glance
- Water hardness
- Moderately hard. Severn Trent's August 2025 to July 2026 results put the Nottingham City supply zone at about 227 mg/l as calcium carbonate and the Basford zone at about 180 mg/l, both rated moderately hard. Source

- 28.6% of Nottingham households rented privately in 2021 and 25.5% rented socially, including 18.3% from the council. 45.1% owned their home. Source
For landlords and letting agents
HSE requires a Gas Safe engineer to check every gas appliance and flue in a let home every 12 months, and the tenants must get a copy. For shared houses, book the visit for early summer, between tenancies, so you are not chasing five tenants for access in October.
Ask the engineer to service the boiler at the same visit. A safety check confirms nothing dangerous is happening; it does not clean the burner or check the condensate trap.
Scale and Nottingham water
Severn Trent rates the Nottingham City supply zone as moderately hard, at about 227 mg/l as calcium carbonate in its latest results. That is enough to leave scale in a combi's hot water heat exchanger over a few years, especially in busy shared houses.
Ask the engineer to check the hot water flow and temperature. If either has dropped, a scale reducer on the cold feed is a cheap way to slow it.
Getting ready
Clear the cupboard around the boiler, find the logbook, and make sure the engineer can see the flue outside. If the flue runs into a loft or ceiling void, they need access to the whole length.
Nottingham homes and what they need
Victorian terraces
In Sneinton, Carrington and Forest Fields many terraces have a combi in the back kitchen. Shared houses often have a lock on the boiler cupboard, so leave the key.
Interwar and post-war semis
Semis in Wollaton, Mapperley and Carlton often still have a cylinder and tanks in the loft. Ask for the cold water tank lid and insulation to be checked as well.
City-centre flats and warehouse conversions
Many city-centre flats are on electric heating or a communal system and have no boiler of their own. If yours is on the council's heat network, servicing is handled by the network, not by you.
Areas covered
Engineers who cover Nottingham work across areas including West Bridgford, Beeston, Wollaton, Sneinton, Lenton, Mapperley, Arnold, Carlton, Bulwell and Hucknall.
