Heat pump installation in Sunderland
Replacing gas with an air source heat pump. We pass requests to MCS certified installers, which the Boiler Upgrade Scheme requires.
Sunderland has a lot of the homes heat pumps suit best. 45% of households lived in a semi in 2021 and 13.3% in a detached house, most with a garden or side passage for the outdoor unit. Only 10% lived in purpose-built flats.
Sunderland homeowners can claim £7,500 from the Boiler Upgrade Scheme towards an air or ground source heat pump, whatever their income. Your MCS installer applies for it.
Sunderland at a glance
- Water hardness
- Varies sharply by street. Northumbrian Water's Sunderland City zone, part fed by groundwater, averaged 222 mg/l of calcium carbonate in 2025 and peaked at 308 mg/l. The Ryhope zone averaged 306 mg/l (hard to very hard), while the Washington zone averaged just 67 mg/l. Source
- House types
- 45.0% of Sunderland households lived in a semi-detached house in 2021 and 29.1% in a terrace. Only 10.0% lived in a purpose-built flat. Source
- How homes are heated
- 79.9% of Sunderland households heat with mains gas only and 4.8% with electricity only. 1.3% are on a heat network and 240 homes use solid fuel alone. Oil-only heating covers 144 households. Source
- Boiler Upgrade Scheme
- £7,500 towards an air or ground source heat pump and £2,500 towards an air-to-air heat pump in England and Wales. Homes heated by oil or LPG with no mains gas get an extra £1,500 until March 2027. Source
- Energy ratings
- About 47% of homes with an EPC in Sunderland are rated band D or below (median score 69, band C), against 47% across England. Based on certificates lodged in the 10 years to March 2025. Source
Survey first, unit second
A good installer works out heat loss room by room, then checks if each radiator is big enough at the lower water temperature a heat pump runs at. Expect some radiators to be replaced. Our air source heat pumps guide explains the basics, and the heat pump cost guide covers totals.
Insulation comes first. Topping up a thin loft and filling an empty cavity can cut the size and price of the heat pump.
Hard water and the cylinder
A heat pump heats a hot water cylinder rather than heating water on demand. In the harder Sunderland zones, where averages run above 200 mg/l, scale can build on the cylinder coil. Ask the installer about a scale reducer on the cold feed to the cylinder.
By the sea
Salt air at Roker and Seaburn is hard on outdoor metalwork. Ask for a unit with a coastal coating, or one the maker approves for coastal sites, and site it out of direct sea spray.
Planning
One unit on a house is usually permitted development if it's under 1.5 cubic metres and meets the noise rules. Listed buildings and front walls facing a road in a conservation area need extra care.
Sunderland homes and what they need
Single-storey cottages and two-storey terraces
Single-storey cottages have a big roof area relative to their walls, so loft insulation matters a lot. The cylinder needs a home too, which can be a squeeze where there's no upstairs.
Interwar and post-war semis
The airing cupboard usually takes the new cylinder, and the side passage or back garden takes the unit. These are often the simplest installs in the city.
Newer estate homes
With good insulation already, most radiators may stay. Check estate covenants about outdoor equipment before choosing a spot.
Areas covered
Engineers who cover Sunderland work across areas including Roker, Seaburn, Fulwell, Ashbrooke, Millfield, Hendon, Southwick, Doxford Park, Washington and Houghton-le-Spring.
Questions people in Sunderland ask
Is a hybrid with my old gas boiler eligible?
No. The Boiler Upgrade Scheme doesn't fund hybrid systems that keep a gas boiler.
How long does an install take?
Most semis take three to five days, including radiator changes and the new cylinder. You'll be without heating for part of that time.
