Outside before inside

Ask any surveyor to look at gutters, downpipes, pointing and the roof before talking about treatments. Repointing granite should use a lime mortar. Hard cement pointing traps moisture in the wall and can make damp worse.

Your rights as a tenant

Four in ten Aberdeen households rent, from a private landlord or a social one. Scottish rules that came into force on 6 October 2026 require landlords to have damp and mould investigated by a competent person within 10 working days of becoming aware of it, give the tenant a written summary within 3 working days, and start any repair within 5 working days.

Social landlords must finish the repair within 20 working days of starting. Private landlords must complete it as soon as reasonably practicable. Report the problem in writing and keep photos.

Shared roofs and gutters cause a lot of top-floor damp. Repairs to common parts need the other owners to agree, so raise it through your factor if you have one.

Postwar and later suburban semis

Condensation on cold bedroom walls is the usual story. Empty cavities and thin loft insulation, both common in Aberdeen, make the walls colder and the mould worse.

Granite villas and larger detached houses

Exposed gables and chimneys take the worst of the weather. Check flashings, chimney pots and cement repairs on the outside first.

Not until a survey has ruled out leaks and condensation. Rising damp is far rarer than water coming in from above or through the walls.

Can a grant help?

Home Energy Scotland can fund insulation, which keeps walls warmer and cuts condensation. It does not pay for mould cleaning.
