If you rent
Edinburgh has the highest share of private renting in Scotland, 22.5% of households. Since 6 October 2026, Scottish landlords must have damp and mould investigated by a competent person within 10 working days of becoming aware of it, give you a written summary within 3 working days of the investigation, and start any repair within 5 working days.
Private landlords must then finish the repair as soon as reasonably practicable. Report the problem in writing with photos, and keep a copy.
Shared repairs
If the cause is in the common parts, such as the roof, gutters or stonework, all the owners usually share the cost. A property factor can organise it. Where there is no factor, the Tenement Management Scheme lets a majority of owners agree repairs.
Day-to-day prevention
